FLEX SEAL LIQUID is a thick rubberized liquid that you can brush, roll, dip or pour. It starts out as a thick liquid and dries to a strong, flexible, watertight, rubberized coating. Seals out air, water and moisture and is mildew, chemical and UV resistant. Non-hazardous, non-flammable and safe around plants and animals. Available in black, white, clear and gray.

Rated 4 out of 5 by from Basement stairs I put this product on my basement stairs, which were raw wood but very dirty. I cleaned them well then applied the product. It totally sealed the wood. I can now clean and mop the stairs. We plan to put it on our basement floor. The cement is very old and very porous but it will adhere very well to the cement and seal it so it is cleaner, and the cement shouldn't chunk out. It will control the dust from the old cement. As well, it is not slippery on the stairs. It has that rubbery feel to it. We go down there will wet and snowy boots and no slippage to date. I did it about a month ago.

Rated 5 out of 5 by from Excellent Product Although the manufacturer doesn’t recommend using FlexSeal for underfoot applications, I used two gallons of grey FlexSeal to cover a 12 x 12 foot balcony, two coats. So far the product has worn well. It sealed up leaks I could not get rid of otherwise; these leaks would drip onto the balcony underneath and the tenant living there wasn’t happy. Now that problem is solved. Rainwater beads and must be pushed off the surface of the balcony; this is the only disadvantage I’ve experienced with my underfoot application.

No per unit price difference between pint, quarts and gallons, quarts are better for a wide brush Stopped roof leak in shed. Hopefully will still be water tight next year. White coated surface is significantly cooler than a gray or black surface Spray on did not stop water leak in the birdbath . Hoping brushed on Flex Seal will work.

Rated 5 out of 5 by from Leaky roof We had leaks on the roof of our boathouse. Used Flex Seal on the seams in the spring. It's held up with many rain storms so far. Not seeing any wear and tear or compromised spots at all. No leaks! We had tried all kinds of other methods including tar.

Rated 4 out of 5 by from Good product. Good product, but its thick like honey and difficult to apply to vertical surfaces because it goes on heavy and then sags. If you’re covering it up, great product but I wouldn’t recommend using it for a visible surface as it doesn’t finish smooth.
